The foundation of your home is one of the most structurally important components of the house. Any significant problems with the foundation can quickly lead to major stability issues with the home. Despite being buried deep in the ground, there are some common issues that foundations can experience.

Rusted Rebar In The Foundation

In order to strengthen the concrete that is used in the creation of a foundation, rebar will typically be applied throughout it. This can significantly improve the strength and durability of the foundation, but it can pose major problems if the rebar starts to rust. When rebar rusts, it will swell in size. This can lead to the surrounding concrete cracking in response to the pressure. Any sections of the foundation that have corroded rebar will have to be replaced. Otherwise, the rust will spread throughout the foundation, and this can greatly increase the total repair costs that will be needed.

Soil Quality Problems

The soil on your property can influence the condition of your landscaping, but it can also have major effects on the foundation. Loose soil that causes the foundation to settle unevenly is among the most common soil problems that can damage the foundation. However, expansive soils can also be a source of these damages. These soils will tend to absorb large amounts of water, which can increase the volume of the soil. As a result, this will result in the foundation experiencing intense compression that could lead to cracks forming. While this issue may not result in immediate problems for the foundation, it can be an issue that results in substantial cracking over the years. Having a foundation contractor assess your soil and foundation will help with determining whether mitigation efforts are needed to protect your home.

Water Damage

Large puddles of water around the home can increase the risk of the foundation developing water damage. This damage can occur when moisture seeps into the concrete of the foundation. Improving drainage so that large puddles do not form around your home's perimeter is the most effective mitigation option against this damage. However, if this is an issue that your home has experienced for a few years, there is a chance that the foundation may have already suffered damage. Having a foundation contractor conduct a damage assessment will help you with determining whether the foundation has suffered these issues. Once the damages are identified, the foundation contractor can create a quote for the estimated repair costs that are needed.
